Are You Considering Selling Your Loudoun Home?  If so, then it might be a good time get your home on the market for sale.

Loudoun County had a very strong housing marketing in April.  Some highlights include -

  • Median sales prices increase for 8th consecutive month growing 3.6% to $434,900
  • Inventory of homes continues to shrink with only 3.5 months of supply down from 4.7 months last April
  • List price to sales price ratio at 97.9%
  • Half of homes sold in April had a contract in 12 days or less.  Townhomes median days on market only 8 days.

 

This table below outlines the median sales prices comparing April 2015 to April 2015 along with total closed sales.  The biggest increase YoY in terms of sales prices was in Purcellville (20132), Leesburg (20175), Chantilly (20152), and Ashburn (20148):

 

 The average days on Market in Loudoun County was very strong in April with half of the homes under contract within 12 days.  As you can see from this below chart, the average days on Market in Ashburn zip codes 20147 and 20148 were very strong in April with 8 and 10 days respectively.

Finally, below is a chart on the overall active listings in the county.  A note overall that the inventory supply levels are at 3.5 months, which means that based on the current sales activity all homes in Loudoun County would be sold off in 3.5 months.  Months of supply below 5 months would be considered a strong 'Sellers' Market'.
